Zastupitel\u00e9 2. b\u0159ezna schv\u00e1lili v\u00fdb\u011br nov\u00e9ho stavebn\u00edho investora, kter\u00fdm by m\u011bly b\u00fdt hned dv\u011b spole\u010dnosti \u2013 Trikaya project management a.s. a m\u00edstn\u00ed Hopa Group s.r.o. Se\u0161el jsem se proto s Janem Musilem, jednatelem blanensk\u00e9 spole\u010dnosti Hopa Group, aby mi k v\u00fdstavb\u011b Rezidence P\u00edsky pov\u011bd\u011bl v\u00edce.<\/strong><\/p>\n\n\n\n<p><strong>Co v\u00e1s vedlo k tomu, \u017ee jste se dali dohromady se spole\u010dnost\u00ed Trikaya?<\/strong><br>Tohle spojen\u00ed bylo logick\u00e9 vy\u00fast\u011bn\u00ed tak\u0159ka dvoulet\u00e9ho v\u00fdvoje ud\u00e1lost\u00ed. P\u016fvodn\u011b jsme sout\u011b\u017eili ka\u017ed\u00fd s\u00e1m za sebe, v c\u00edlov\u00e9 rovince jsme v\u0161ak zjistili, \u017ee si m\u016f\u017eeme vz\u00e1jemn\u011b pomoct a ve fin\u00e1le tak \u0161lo o partnerstv\u00ed \u201ez rozumu\u201c. Spole\u010dnost Trikaya je velk\u00fd a zku\u0161en\u00fd developer, my zase disponujeme znalostmi m\u00edstn\u00edch pom\u011br\u016f a m\u00edstn\u00edho trhu, za \u010d\u00edm\u017e stoj\u00ed patn\u00e1ct let na\u0161eho podnik\u00e1n\u00ed ve v\u00fdstavb\u011b byt\u016f a bytov\u00fdch dom\u016f v Blansku. Cel\u00e1 akce by d\u00edky tomuto spojenectv\u00ed m\u011bla prob\u011bhnout rychleji a jednodu\u0161eji s minimalizac\u00ed rizik, by\u0165 za cenu ni\u017e\u0161\u00edho v\u00fdd\u011blku. J\u00e1 osobn\u011b jako\u017eto jedin\u00fd ob\u010dan Blanska c\u00edt\u00edm v t\u00e9to v\u011bci obrovskou zodpov\u011bdnost.\u00a0<\/p>\n\n\n\n<p><strong>D\u011bl\u00e1te tedy cel\u00fd projekt spole\u010dn\u011b?<\/strong><br>Ne tak docela. \u010c\u00e1st pozemk\u016f bude pat\u0159it spole\u010dnosti Trikaya, \u010d\u00e1st pozemk\u016f n\u00e1m. Ve spole\u010dn\u00e9 re\u017eii jsme vy\u0159e\u0161ili studii, budeme realizovat projekt i stavebn\u00ed povolen\u00ed, ale samotnou stavbu budeme prov\u00e1d\u011bt ka\u017ed\u00fd s\u00e1m.<\/p>\n\n\n\n<p><strong>V\u00edce ne\u017e \u010dty\u0159i sta byt\u016f, k nim \u0161est set parkovac\u00edch st\u00e1n\u00ed, z toho v\u011bt\u0161ina pod zem\u00ed. U\u017e tohle bude hodn\u011b n\u00e1kladn\u00e9, nemysl\u00edte?<\/strong><br>Podzemn\u00ed parkov\u00e1n\u00ed vy\u017eadovalo m\u011bsto a bylo na n\u00e1s, zda tuto podm\u00ednku p\u0159ijmeme, nebo rad\u011bji od z\u00e1m\u011bru ustoup\u00edme. V\u0161echno jsme zv\u00e1\u017eili, spo\u010d\u00edtali a n\u00e1sledn\u011b rozhodli, \u017ee do projektu p\u016fjdeme i za t\u011bchto podm\u00ednek. Jak jste spr\u00e1vn\u011b uvedl, p\u016fjde o velk\u00e9 pen\u00edze. Celkov\u00e1 investice do v\u00fdstavby Rezidence P\u00edsky by m\u011bla vyj\u00edt zhruba na 1,5 miliardy korun.<\/p>\n\n\n\n<p><strong>Budete parkovac\u00ed m\u00edsta prod\u00e1vat spole\u010dn\u011b s byty?<\/strong><br>Po\u010d\u00edt\u00e1me s t\u00edm, \u017ee v cen\u011b jednoho bytu bude tak\u00e9 jedno podzemn\u00ed parkovac\u00ed st\u00e1n\u00ed. V re\u00e1lu to bude vypadat podobn\u011b jako t\u0159eba ve Va\u0148kovce v Brn\u011b. Pod bytov\u00fdmi domy vznikne otev\u0159en\u00fd parkovac\u00ed prostor s jednotliv\u00fdmi parkovac\u00edmi m\u00edsty, kter\u00e1 budou ozna\u010dena. P\u0159ijedete, zaparkujete a v\u00fdtahem, kter\u00fd tu rovn\u011b\u017e bude k dispozici, odjedete p\u0159\u00edmo ke sv\u00e9mu bytu. Tohle je dle m\u00e9ho n\u00e1zoru v\u00fdborn\u00e1 p\u0159idan\u00e1 hodnota, zejm\u00e9na z hlediska komfortu pro obyvatele.\u00a0<\/p>\n\n\n\n<p>P\u00edse\u010dn\u00e1 je, jak v\u00edme, p\u0159epln\u011bna automobily. Tady by to m\u011blo b\u00fdt jin\u00e9. T\u00edm, \u017ee se v\u011bt\u0161ina aut ukryje pod zem, se otev\u0159e prostranstv\u00ed mezi domy, bude v\u00edce zelen\u011b, v\u011bt\u0161\u00ed vzdu\u0161nost a vytvo\u0159\u00ed se tak m\u00edsta s mo\u017enostmi tr\u00e1ven\u00ed voln\u00e9ho \u010dasu pro obyvatele i n\u00e1v\u0161t\u011bvn\u00edky lokality. Nam\u00edsto aut pod\u00e9l silnic vybudujeme zele\u0148 a p\u0159\u00edjemn\u00e9 prost\u0159ed\u00ed. To za v\u011bt\u0161\u00ed investici ur\u010dit\u011b stoj\u00ed.<\/p>\n\n\n\n<p><strong>Co bude v p\u0159\u00edpad\u011b, \u017ee v tomto m\u00edst\u011b nep\u016fjde tak hluboko kopat?<\/strong><br>To nep\u0159edpokl\u00e1d\u00e1me. Z dostupn\u00fdch zdroj\u016f jsme p\u0159edb\u011b\u017en\u011b zjistili, \u017ee P\u00edse\u010dn\u00e1 je v tomto ohledu bez probl\u00e9m\u016f. Nav\u00edc jsme si tuto skute\u010dnost ov\u011b\u0159ili o p\u00e1r set metr\u016f vedle p\u0159i realizaci Bytov\u00fdch dom\u016f Nad \u010certovkou. \u010c\u00e1st nov\u00e9 v\u00fdstavby je z v\u011bt\u0161\u00ed \u010d\u00e1sti nav\u00e1\u017eka a p\u0159i budov\u00e1n\u00ed podzemn\u00edho parkovi\u0161t\u011b by n\u00e1s nem\u011bla \u010dekat \u017e\u00e1dn\u00e1 v\u011bt\u0161\u00ed nep\u0159\u00edjemnost.<\/p>\n\n\n\n<p><strong>Nov\u00e1 v\u00fdstavba prob\u011bhne jak na pozemc\u00edch m\u011bsta, tak na pozemc\u00edch, kter\u00e9 jste museli koupit od soukrom\u00fdch vlastn\u00edk\u016f. Bylo t\u011b\u017ek\u00e9 pozemky z\u00edskat?<\/strong><br>Zde bych to r\u00e1d up\u0159esnil. Zat\u00edmco HOPA group bude stav\u011bt na pozemc\u00edch, kter\u00e9 jsou z 80 % zakoupen\u00e9 od soukrom\u00fdch vlastn\u00edk\u016f, Trikaya bude operovat pouze na pozemc\u00edch m\u011bsta. Mus\u00edm \u0159\u00edct, \u017ee se soukrom\u00fdmi vlastn\u00edky byla dobr\u00e1 domluva. Konzultovali jsme s nimi mimo jin\u00e9 i v\u00fdstavbu samotnou a pot\u011b\u0161il mne fakt, \u017ee v\u0161ichni byli pro, aby se na\u0161e m\u011bsto d\u00e1le rozr\u016fstalo. Tohle c\u00edt\u00edme \u00fapln\u011b stejn\u011b.<\/p>\n\n\n\n<p><strong>Jak bude v\u00fdstavba vypadat?<\/strong><br>Vyroste zde celkem dev\u011bt bytov\u00fdch dom\u016f, kter\u00e9 nab\u00eddnou n\u011bco m\u00e1lo p\u0159es 400 byt\u016f. V\u011bt\u0161ina byt\u016f bude standardn\u00edch od 1+kk do 4+kk. St\u0159e\u0161n\u00ed patro p\u0159\u00edmo vyb\u00edz\u00ed k velkorys\u00fdm byt\u016fm, kter\u00e9 cenou odpov\u00eddaj\u00ed sp\u00ed\u0161e rodinn\u00e9mu domu. Vyu\u017eij\u00ed jej movit\u011bj\u0161\u00ed lid\u00e9, kte\u0159\u00ed cht\u011bj\u00ed z\u016fstat ve m\u011bst\u011b, ale z\u00e1rove\u0148 \u017e\u00edt v komfortu, kter\u00fd jim poskytne velk\u00e1 obytn\u00e1 plocha a hezk\u00fd v\u00fdhled. Jin\u00fdmi slovy budeme postupovat stejn\u011b jako v na\u0161ich v p\u0159edchoz\u00edch projektech. Nen\u00ed na\u0161\u00edm z\u00e1jmem vybudovat maximum men\u0161\u00edch byt\u016f pro investory, bude tu pro ka\u017ed\u00e9ho n\u011bco.<\/p>\n\n\n\n<p><strong>Prom\u00edtnou se vedlej\u0161\u00ed investice do ceny byt\u016f?<\/strong><br>\u017diju v domn\u011bn\u00ed, \u017ee ceny n\u00e1mi nab\u00edzen\u00fdch byt\u016f byly v\u017edy v\u00fdhodn\u00e9. Zrovna ned\u00e1vno jsme p\u0159ed\u00e1vali k u\u017e\u00edv\u00e1n\u00ed byty Nad \u010certovkou, kde ceny t\u011bchto nov\u00fdch byt\u016f byly o pozn\u00e1n\u00ed ni\u017e\u0161\u00ed, ne\u017e ceny star\u00fdch byt\u016f v Blansku. Takhle to bylo tak\u00e9 p\u0159ed lety u bytov\u00e9ho domu Erbenova. U nov\u00e9 v\u00fdstavby m\u00e1me v pl\u00e1nu j\u00edt podobn\u00fdm sm\u011brem, ale stanovit konkr\u00e9tn\u00ed ceny by nyn\u00ed bylo velmi p\u0159ed\u010dasn\u00e9.<\/p>\n\n\n\n<p><strong>Mysl\u00edte, \u017ee se sem nast\u011bhuj\u00ed ve velk\u00e9m lid\u00e9 z Brna?<\/strong><br>Pro obyvatele Brna p\u016fjde o mo\u017enost, jak z\u00edskat levn\u011bj\u0161\u00ed bydlen\u00ed, ale tipoval bych to tak na jednu p\u011btinu. Dal\u0161\u00ed \u010d\u00e1st, zejm\u00e9na t\u011bch men\u0161\u00edch byt\u016f, nakoup\u00ed investo\u0159i, kte\u0159\u00ed je budou d\u00e1le pronaj\u00edmat, ale jak u\u017e jsem zm\u00ednil, takov\u00fdch byt\u016f zde nebude \u017e\u00e1dn\u00e9 v\u00fdznamn\u00e9 mno\u017estv\u00ed. Vlastn\u00ed zku\u0161enost mi \u0159\u00edk\u00e1, \u017ee v\u00edce ne\u017e polovinu byt\u016f si koup\u00ed m\u00edstn\u00ed lid\u00e9, nap\u0159\u00edklad ti, kte\u0159\u00ed cht\u011bj\u00ed do v\u011bt\u0161\u00edho. Je to mo\u017en\u00e1 trochu \u00fasm\u011bvn\u00e9, ale i my m\u00e1me sv\u00e9 st\u00e1l\u00e9 z\u00e1kazn\u00edky. Jeden n\u00e1\u0161 klient si od n\u00e1s p\u0159ed mnoha lety koupil garsonku, potom dvoupokojov\u00fd, nyn\u00ed t\u0159\u00edpokojov\u00fd byt. U\u017e nyn\u00ed mi \u0159\u00edkal, \u017ee v p\u0159\u00edpad\u011b v\u00fdstavby s n\u00edm za p\u00e1r let m\u00e1me po\u010d\u00edtat. Tohle mne velmi t\u011b\u0161\u00ed, proto\u017ee je vid\u011bt, \u017ee jsou s n\u00e1mi lid\u00e9 pokojen\u00ed.<\/p>\n\n\n\n<p><strong>M\u011blo m\u011bsto n\u011bjak\u00e9 dal\u0161\u00ed podm\u00ednky?<\/strong><br>Jednou z podm\u00ednek m\u011bsta bylo nap\u0159\u00edklad p\u0159ipojen\u00ed k syst\u00e9mu CZT. Dal\u0161\u00ed podm\u00ednkou bylo vybudov\u00e1n\u00ed \u0161kolky pro dv\u011b t\u0159\u00eddy. \u0160kolka bude na kr\u00e1sn\u00e9m m\u00edst\u011b a nebude u n\u00ed chyb\u011bt ani h\u0159i\u0161t\u011b. Zav\u00e1zali jsme se k vybudov\u00e1n\u00ed dvou zast\u00e1vek MHD. M\u011bstu budou pat\u0159it tak\u00e9 dva bezbari\u00e9rov\u00e9 byty, kter\u00e9 budou um\u00edst\u011bny mimo bytov\u00e9 domy, konkr\u00e9tn\u011b v prostoru \u0161kolky. V neposledn\u00ed \u0159ad\u011b je t\u0159eba zm\u00ednit dva komer\u010dn\u00ed prostory, kter\u00e9 tu vzniknou. Jeden by mohl slou\u017eit soukromn\u00edkovi jako nap\u0159\u00edklad kav\u00e1rna nebo bar, druh\u00fd komer\u010dn\u00ed prostor vyu\u017eije m\u011bsto Blansko. Jak, to zat\u00edm nev\u00edme. V nov\u00e9 z\u00e1stavb\u011b nebude chyb\u011bt workoutov\u00e9 h\u0159i\u0161t\u011b, h\u0159i\u0161t\u011b pro d\u011bti\u2026 V\u0161echny tyto prostory vybudujeme na vlastn\u00ed n\u00e1klady bez dotac\u00ed a budou slou\u017eit m\u011bstu, pota\u017emo ob\u010dan\u016fm.<\/p>\n\n\n\n<p><strong>Daly by se vyu\u017e\u00edt navazuj\u00edc\u00ed pozemky?<\/strong><br>Ur\u010dit\u011b ano. Tyto pozemky maj\u00ed slou\u017eit ob\u010dansk\u00e9 vybavenosti, tak\u017ee bude na m\u011bst\u011b, jak se k jejich vyu\u017eit\u00ed postav\u00ed. Mn\u011b by se tu l\u00edbil mal\u00fd amfite\u00e1tr, kter\u00fd by mohl slou\u017eit k setk\u00e1v\u00e1n\u00ed ob\u010dan\u016f p\u0159i nejr\u016fzn\u011bj\u0161\u00edch p\u0159\u00edle\u017eitostech, jako je t\u0159eba akce P\u00e1len\u00ed \u010darod\u011bjnic. Kopec sm\u011brem k \u010cKD p\u0159\u00edmo vyb\u00edz\u00ed k vybudov\u00e1n\u00ed trialov\u00fdch tras pro cyklisty. L\u00edbilo by se mi vybudov\u00e1n\u00ed ohni\u0161\u0165 a grilovac\u00edch stanovi\u0161\u0165 pro ob\u010dany, jak to funguje v jin\u00fdch m\u011bstech. P\u00edse\u010dn\u00e1 by d\u00edky t\u011bmto v\u011bcem z\u00edskala \u00fapln\u011b jin\u00fd r\u00e1z. Budeme se i nad\u00e1le sna\u017eit o v\u0161ech t\u011bchto mo\u017enostech komunikovat s m\u011bstem, t\u0159eba se n\u00e1m poda\u0159\u00ed n\u011bco z toho spole\u010dn\u011b realizovat.<\/p>\n\n\n\n<p><strong>Kdy by se mohlo za\u010d\u00edt stav\u011bt?<\/strong><br>Nyn\u00ed by m\u011blo doj\u00edt k v\u00fdb\u011bru projektanta, n\u00e1sledn\u011b se bude asi rok zpracov\u00e1vat projekt. Potom bude pot\u0159eba vy\u0159\u00eddit v\u0161echna nutn\u00e1 povolen\u00ed. Dalo by se teoreticky za t\u0159i roky stav\u011bt, ale pouze p\u0159i optim\u00e1ln\u00edch podm\u00ednk\u00e1ch, kter\u00e9 nejsou prakticky nikdy. Jak jsme si zvykli z na\u0161ich p\u0159edchoz\u00edch staveb, v\u017edy se najdou ob\u010dan\u00e9, kte\u0159\u00ed napadaj\u00ed stavebn\u00ed \u0159\u00edzen\u00ed p\u0159ipom\u00ednkami a z\u00e1le\u017e\u00ed p\u0159edev\u0161\u00edm na nich, jak dlouho se cel\u00e1 v\u011bc pot\u00e1hne.\u00a0<\/p>\n\n\n\n<p><strong>Martin M\u00fcller<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>V minul\u00e9m Monitoru jste si mohli p\u0159e\u010d\u00edst o pl\u00e1novan\u00e9 v\u00fdstavb\u011b nov\u00fdch byt\u016f na P\u00edse\u010dn\u00e9.
