Spole\u010dnost M.S. Blanensk\u00e1 po\u017e\u00e1dala o prodlou\u017een\u00ed term\u00ednu pro pod\u00e1n\u00ed n\u00e1vrhu na stavebn\u00ed povolen\u00ed do konce dubna. Za\u010d\u00edt stav\u011bt by se tak m\u011blo nejpozd\u011bji koncem p\u0159\u00ed\u0161t\u00edho roku. &nbsp;<\/strong><\/p>\n\n\n\n<p>\u201eDo 31. b\u0159ezna p\u0159\u00ed\u0161t\u00edho roku by m\u011blo doj\u00edt k odsouhlasen\u00ed dokumentace pro stavebn\u00ed povolen\u00ed \u00fa\u010dastn\u00edky stavebn\u00edho \u0159\u00edzen\u00ed a k uzav\u0159en\u00ed smlouvy o z\u0159\u00edzen\u00ed pr\u00e1va stavby. Do 30. dubna m\u00e1 b\u00fdt pod\u00e1n n\u00e1vrh na stavebn\u00ed povolen\u00ed. Na 31. \u0159\u00edjna je stanoven term\u00edn, kdy by m\u011blo b\u00fdt vyd\u00e1no stavebn\u00edho povolen\u00ed a do 18 m\u011bs\u00edc\u016f od vyd\u00e1n\u00ed stavebn\u00edho povolen\u00ed mus\u00ed doj\u00edt k vyd\u00e1n\u00ed kolauda\u010dn\u00ed rozhodnut\u00ed nebo k povolen\u00ed o p\u0159ed\u010dasn\u00e9m u\u017e\u00edv\u00e1n\u00ed stavby. To znamen\u00e1, \u017ee obchodn\u00ed centrum by m\u011blo za\u010d\u00edt fungovat nejpozd\u011bji v \u010dervnu roku 2023,\u201c up\u0159esnil m\u00edstostarosta Blanska Ivo Pol\u00e1k.&nbsp;<\/p>\n\n\n\n<p>Podle Pol\u00e1ka spole\u010dnost M.S. Blanensk\u00e1 z\u00edskala v prosinci minul\u00e9ho roku pravomocn\u00e9 \u00fazemn\u00ed rozhodnut\u00ed. Od t\u00e9 doby plat\u00ed m\u011bstu n\u00e1jemn\u00e9 ve v\u00fd\u0161i t\u00e9m\u011b\u0159 1,3 milionu korun ro\u010dn\u011b ve dvou spl\u00e1tk\u00e1ch, v\u017edy v \u010dervnu a listopadu. Mezit\u00edm firma za 14,5 milion\u016f korun odkoupila budovy, je\u017e se nach\u00e1zej\u00ed na pozemc\u00edch, kter\u00e9 vlastnila spole\u010dnost ZERA R\u00e1jec. Stala se tedy vlastn\u00edkem t\u011bchto budov a sklen\u00edk\u016f. Na konci srpna leto\u0161n\u00edho roku byla pod\u00e1na \u017e\u00e1dost na stavebn\u00ed \u00fa\u0159ad o demoli\u010dn\u00ed v\u00fdm\u011br odkoupen\u00fdch staveb.&nbsp;<\/p>\n\n\n\n<p>Pokud by m\u011bsto navrhlo spole\u010dnosti M.S. Blanensk\u00e1 vypov\u011bzen\u00ed smlouvy, jak navrhovali opozi\u010dn\u00ed zastupitel\u00e9, do\u0161lo by pravd\u011bpodobn\u011b k soudn\u00edmu sporu, proto\u017ee firma ji\u017e do p\u0159\u00edprav stavby investovala t\u00e9m\u011b\u0159 50 milion\u016f korun a nav\u00edc by vznikla situace, kdy pozemky vlastn\u00ed m\u011bsto, ov\u0161em budovy na nich soukrom\u00e1 spole\u010dnost. \u00dazem\u00ed by tak bylo zablokov\u00e1no na mnoho let dop\u0159edu. Bylo by nutn\u00e9, aby m\u011bsto odkoupilo budovy za 14,5 milion\u016f korun, p\u0159esto\u017ee tuto hodnotu ani nemaj\u00ed. Pro prodlou\u017een\u00ed lh\u016fty tedy nakonec hlasovalo 15 z 21 p\u0159\u00edtomn\u00fdch zastupitel\u016f.&nbsp;<\/p>\n\n\n\n<p>M\u011bsto jednalo s developerem tak\u00e9 o zv\u00fd\u0161en\u00ed budouc\u00ed kupn\u00ed ceny za metr \u010dtvere\u010dn\u00ed, kter\u00e1 vych\u00e1z\u00ed ze znaleck\u00e9ho posudku z roku 2014. Stanovena byla na tis\u00edc korun za metr \u010dtvere\u010dn\u00ed. \u201eJe pravda, \u017ee cena pozemk\u016f za tu dobu vzrostla. Jen\u017ee s hodnotou pozemk\u016f rostly tak\u00e9 stavebn\u00ed n\u00e1klady. Jako investor se na to d\u00edv\u00e1m jinak. Jedna v\u011bc je cena hl\u00edny, druh\u00e1 \u0159e\u0161en\u00ed vyvolan\u00fdch investic. \u0158ada z nich vych\u00e1z\u00ed z po\u017eadavk\u016f m\u011bsta, kter\u00fdm se sna\u017e\u00edme pr\u016fb\u011b\u017en\u011b vych\u00e1zet vst\u0159\u00edc, by\u0165 nebyly stanoveny v kupn\u00ed smlouv\u011b. Kdyby \u017e\u00e1dn\u00e9 vyvolan\u00e9 investice nebyly, cena pozemk\u016f m\u016f\u017ee b\u00fdt jin\u00e1, je ale t\u0159eba to vn\u00edmat i opa\u010dn\u011b. \u0158e\u0161en\u00ed neo\u010dek\u00e1van\u00fdch probl\u00e9m\u016f n\u00e1s st\u00e1ly n\u011bkolik let \u010dasu a p\u0159edev\u0161\u00edm miliony korun,\u201c vysv\u011btlil Zden\u011bk P\u0159ichystal ze spole\u010dnosti M.S. Blanensk\u00e1 s t\u00edm, \u017ee sou\u010dasn\u00e1 kupn\u00ed cena pozemk\u016f by mohla p\u0159es\u00e1hnout \u010d\u00e1stku t\u0159i tis\u00edce korun za metr \u010dtvere\u010dn\u00ed, co\u017e je pro firmu na hranici \u00fanosnosti.&nbsp;<\/p>\n\n\n\n<p>Bylo tak\u00e9 schv\u00e1leno, \u017ee budouc\u00ed kupuj\u00edc\u00ed M.S. Blanensk\u00e1 se bude pod\u00edlet vlastn\u00edm n\u00e1kladem do v\u00fd\u0161e 500 tis\u00edc na zalo\u017een\u00ed stavby l\u00e1vky p\u0159es \u0159eku Svitavu ze Sportovn\u00edho ostrova k obchodn\u00edmu centru. Kupuj\u00edc\u00ed se bude finan\u010dn\u011b pod\u00edlet na osazen\u00ed jednoho sto\u017e\u00e1ru ve\u0159ejn\u00e9ho osv\u011btlen\u00ed, kter\u00e9 osv\u00edt\u00ed levob\u0159e\u017en\u00ed \u010d\u00e1st l\u00e1vky s t\u00edm, \u017ee toto osv\u011btlen\u00ed bude v r\u00e1mci are\u00e1lu obchodn\u00edho centra provozovat n\u00e1jemce obchodn\u00edho centra.&nbsp;<\/p>\n\n\n\n<p>Nav\u00edc se investor zav\u00e1zal vybudovat kruhovou k\u0159i\u017eovatku na ulic\u00edch Po\u0159\u00ed\u010d\u00ed a Na \u0158adech, aby se zlep\u0161ila plynulost dopravy, d\u00e1le pak m\u011bstsk\u00fd park na plo\u0161e zhruba 5000 m\u00b2 v t\u011bsn\u00e9 bl\u00edzkosti obchodn\u00edho centra. Cena kruhov\u00e9 k\u0159i\u017eovatky se odhaduje p\u0159ibli\u017en\u011b na 15 milion\u016f korun a cena vybudov\u00e1n\u00ed parku na 3 a\u017e 4 miliony korun.&nbsp;<\/p>\n\n\n\n<p>Smlouvu s developerem m\u011bsto podepsalo v kv\u011btnu 2015. Firma v uplynul\u00fdch letech opakovan\u011b \u017e\u00e1dala o prodlou\u017een\u00ed term\u00edn\u016f, a to p\u0159edev\u0161\u00edm kv\u016fli z\u00edsk\u00e1n\u00ed v\u0161ech pot\u0159ebn\u00fdch souhlas\u016f Evropsk\u00e9 investi\u010dn\u00ed banky a Ministerstva zem\u011bd\u011blstv\u00ed. T\u011bmto souhlas\u016fm muselo p\u0159edch\u00e1zet vyd\u00e1n\u00ed stanoviska od spr\u00e1vce toku Povod\u00ed Moravy, s.p. a Les\u016f \u010cR, jeliko\u017e stavba obchodn\u00edho centra zasahuje do st\u00e1vaj\u00edc\u00edch vodn\u00edch staveb. Pot\u0159ebn\u00e9 souhlasy investor obdr\u017eel a\u017e koncem roku 2018.&nbsp;<\/p>\n\n\n\n<p>\u201eKoryto \u0159eky bylo revitalizov\u00e1no z evropsk\u00fdch fond\u016f, je tu trval\u00e1 udr\u017eitelnost projektu a spr\u00e1vn\u011b by se tak nem\u011blo zasahovat do b\u0159eh\u016f. T\u00edm, \u017ee navr\u017een\u00fd z\u00e1m\u011br byl v bl\u00edzkosti koryta, do\u0161lo ke slo\u017eit\u00fdm jedn\u00e1n\u00edm s Povod\u00edm Moravy, kter\u00e9 vydalo mnoho negativn\u00edch stanovisek. Nakonec jsme na\u0161li \u0159e\u0161en\u00ed, kter\u00e9 spo\u010d\u00edvalo hlavn\u011b k p\u0159em\u00edst\u011bn\u00ed objektu budouc\u00edho obchodn\u00edho centra bl\u00ed\u017e k silnici na ulici Po\u0159\u00ed\u010d\u00ed, vytvo\u0159il se zde park za objektem i vedle n\u011bj, co\u017e po\u017eadovalo jak Povod\u00ed Moravy, tak Ministerstvo \u017eivotn\u00edho prost\u0159ed\u00ed a v neposledn\u00ed \u0159ad\u011b i ob\u010dan\u00e9 m\u011bsta Blanska,\u201c popsal P\u0159ichystal.&nbsp;<\/p>\n\n\n\n<p>M.S. Blanensk\u00e1 nyn\u00ed jedn\u00e1 se spole\u010dnostmi Sportissimo, Martes sport, Takko, Gate, Wiki hra\u010dky, Zoo market, Jysk, Okay elektro, CCC, drogerie Teta. \u201eM\u011bla by tu b\u00fdt l\u00e9k\u00e1rna, trafika a dal\u0161\u00ed obchody. Jednali jsme tak\u00e9 s n\u011bkter\u00fdmi blanensk\u00fdmi firmami ohledn\u011b provozu kav\u00e1rny \u010di restaurace. Nyn\u00ed jsme ve f\u00e1zi, kdy u\u017e naplno rozj\u00ed\u017ed\u00edme budouc\u00ed n\u00e1jemn\u00ed smlouvy,\u201c doplnil developer.&nbsp;<\/p>\n\n\n\n<p>\u201eNikoho net\u011b\u0161\u00ed, \u017ee se cel\u00e1 z\u00e1le\u017eitost prodlu\u017euje.
